On this occasion, we purchased a very modest 2 bedroom bungalow, which was in disrepair.
The plot had potential of re-development subject to planning and had the advantage of a seaview.
We worked on a design for a pair of semi-detached properties, which we felt complemented the street scene and surrounding areas and then submitted for pre-application advice to gain the thoughts from the planning officer.
Although preceded by pre-app discussions, the proposal had to be revised post submission following negotiations to achieve a design more sympathetic to the surroundings; achieve floor space standards and address flood risk.
The scheme was submitted as a formal application to redevelop the bungalow site with a pair of two-storey, three bedroom houses, following the prevailing building line to the east and broadly to the west,with open parking for two cars in the forecourt and a modest rear garden.
It was designed to reflect the style of the neighbouring terraces with pitched roofs, weatherboarding and angular panels but had a raised plinth to address flood risk issues.
The proposal removed an anomalous vestigial diminutive bungalow and helped consolidate the ongoing sympathetic redevelopment of the area and made more effective and efficient use of the brownfield sustainably located site.
As small scale, infill development facing the street and arranged as two storey housing, it was appropriate to the character and potential of the area.
