Set on its own spacious plot in the grounds of a Grade 1 listed former Manor House; the site to the rear of Hammonds Place is truly delightful. The private drive guides you between the 16th Century Hammonds Place and the neighbouring barn style buildings, down to a private drive nestled between established trees.
Hammonds Place was originally built in the late 16th Century so there is a lot of history surrounding it. Benjamin Allen were keen to maintain and expose as much of its character as possible whilst sympathetically creating a new home that a customer would be comfortable in and would meet their modern day requirements.
The plot was part of the land boundary of Hammonds Place and had become seriously overgrown. Once planning was achieved the boundary treatments were established and the plot cleared ready for construction to begin.
Benjamin Allen commenced on site in February 2012 and work began excavating the strip foundations and installing the suspended floor slab.
Once the suspended floor slab was in place the Timber Frame structure was erected by Benjamin Allen’s skilled frame craftsmen. The frame was engineered by Benjamin Allen Timber Framed Homes to achieve an outstanding U value of 0.13 W/m2K.
Possibly the most amount of time was spent turning the finished Timber Frame design into something totally in keeping with the existing surroundings.
Utilising the rich tapestry of materials found in the locality including red brick, handmade clay tile hanging and timber cladding, the Architecture is timeless and blends seamlessly into the landscape.
The accommodation includes a large reception hall with porcelain floor and bespoke hand crafted kitchen/living room with granite worktops and bi-fold doors that lead to the garden. The lounge contains an open brick built fireplace with inset log burning stove.
On the first floor there is a galleried landing overlooking the reception hall. The master bedroom features a dressing area with two sets of wardrobes (one is walk in) and an en-suite bathroom with free standing bath. There are 3 further double bedrooms with en-suite bathrooms with porcelain floors.
Two brick pillars with lighting and electric gates lead up to a long private driveway flanked by a beautiful landscaped garden. The remainder of the garden is laid to an Indian stone patio with a large expanse of level lawn flanked with evergreen trees planted around the perimeter of the plot, and when left to establish will provide a tranquil hideaway.
